DEVELOPİNG SCALES TO DETERMİNE INDİVİDUALS' HOUSİNG FİNANCE PREFERENCES

Abstract

Nowadays, individuals are often motivated to look for finance by the differences between the price of the house and the savings that consumers want to buy. The factors that influence consumers' decision-making are important in the process. With this in mind, the study aimed to determine individuals' housing financing preferences and develop a valid and reliable measurement tool. It is important for the sector that the study is focused on deposit banks, participation banks and the collaboration system to make use of interest-free and interest-bearing finance together. The research universe is made up of people between the ages of 18 and 65 living in Sivas, Kayseri, and Yozgat, and the study group is made up of 1,050 people. The explorer’s sequential pattern was chosen from the mixed research method patterns. At the qualitative stage, semi-structured interviews with 34 people were conducted by snowball sampling method and data were analyzed with Nvivo 11 package program. Substance pool was created as a result of the codes and literature review obtained after the analysis. The draft scale was applied to consumers either face-to-face or online using easy sampling. The data were analyzed using the SPSS 25.0 and AMOS 25.0 statistical package programs. The results of the explanatory factor analysis (AFA) were used to establish a measurement structure consisting of five factors (advantages, service, reliability, cost, institutional image) and 23 articles. Confirmation of validity of structure obtained in AFA with confirmatory factor analysis As a result of the study it was determined that all factors of the scale are above 50% of AVE and CR coefficient values are between (0.847) and (0.962) and distinction is valid. It has been concluded that the Cronbach α coefficient value of each dimension and all scale in the scale is greater than 0.8, i.e. the scale has "high reliability". In line with these findings, the "Housing Finance Selection Scale" was deemed to be a reliable and valid measurement tool.
